1. Introduction
SERVICIOS BOLÍVAR S.A., identified with NIT 900.311.092-7, is a company that, through its website www.ciencuadras.com (hereinafter referred to as "CIENCUADRAS"), provides specialized services for the publication of properties available for sale and/or rent, as well as various services related to real estate properties commercialization and other value offerings in the real estate sector. As part of its commercial activities, CIENCUADRAS has organized FERIA DE VIVIENDA Ciencuadras, which will be held digitally from August 10th to September 8th, 2023 (hereinafter referred to as "FERIA DE VIVIENDA"). In the context of this event, CIENCUADRAS has established business alliances with various stakeholders in the real estate sector (hereinafter referred to as "PARTNERS") to provide benefits to the participantes of FERIA DE VIVIENDA, with the aim of enhancing the value offering and subject to the terms set by each PARTNER.
2. User Acceptance
By participating in FERIA DE VIVIENDA, users acknowledge and accept the following terms and conditions set forth by CIENCUADRAS. The services and benefits offered by CIENCUADRAS and its partners are subject to these terms and conditions.
3. Responsibility of CIENCUADRAS
CIENCUADRAS shall be responsible for promoting and disclosing its own business alliances and those of its PARTNERS for the development of FERIA DE VIVIENDA. However, CIENCUADRAS will not assume any responsibility for the provision of services or benefits offered by the PARTNERS within the scope of FERIA DE VIVIENDA, nor will it be involved or responsible for the fulfillment of contracts, agreements, documents, etc., entered directly between the PARTNERS and FERIA DE VIVIENDA participants. CIENCUADRAS shall solely be responsible for the offering and marketing of services and benefits directly conducted through its brands Jelpit and Ciencuadras.
4. Responsibilities of PARTNERS
The PARTNERS shall be solely responsible for granting, delivering, and fulfilling the benefits advertised during FERIA DE VIVIENDA to participants according to their own terms and conditions. CIENCUADRAS will not be liable for any issues arising from the benefits offered by the PARTNERS.
The benefits granted by the PARTNERS are subject to availability until stock is exhausted; therefore, CIENCUADRAS may extend or reduce the duration of the REAL ESTATE FAIR. The extension or reduction of the period does not necessarily imply the availability of the benefits, which depend solely on the PARTNERS. CIENCUADRAS will announce any modifications to the duration or conditions of the REAL ESTATE FAIR and the benefits provided by CIENCUADRAS and/or its PARTNERS in the course of its development through its website www.ciencuadras.com or its various communication channels.
5. Validity and Modifications
CIENCUADRAS reserves the right to extend or reduce the duration of FERIA DE VIVIENDA. The extension or reduction of the validity period does not necessarily imply the availability of benefits, which solely depend on the PARTNERS. Any modifications related to the duration or conditions of FERIA DE VIVIENDA and the benefits offered by CIENCUADRAS and/or its PARTNERS will be announced through the website www.ciencuadras.com or other communication channels.
6. Services and Benefits Offered by DAVIVIENDA
Banco Davivienda, supervised by the Financial Superintendency of Colombia, which, for all intents and purposes of FERIA DE VIVIENDA, is considered a PARTNER, acts as a provider of financial products and services, offering mortgage loans “Crédito Hipotecario” which consist of a long-term money loan, and “Leasing Habitacional”, which involves paying a specific number of installments over a long term to ultimately exercise the option to purchase a property. The approval of mortgage loans is directly the responsibility of Banco Davivienda and is subject to compliance with the bank's assessment policies.
For the purpose of applying the benefit of special interest rates or libranza in the application for the mortgage loans Crédito Hipotecario and Leasing Habitacional, the commercial advisor of CIENCUADRAS must enter the strategy code generated by Banco Davivienda during the commercial process. This benefit will only be applicable to loans that receive financial approval from the Bank for used housing and the registration of the guarantee during the validity period of FERIA DE VIVIENDA, with an extended term of up to one (1) month after the conclusion of FERIA DE VIVIENDA. In addition to meeting the aforementioned requirements, in the case of new housing, the validity of the preferential interest rate benefit will apply to housing units in real estate projects whose disbursements are made within a maximum of eighteen (18) months after the conclusion of the 2023 FERIA DE VIVIENDA, and in the case of used housing, the validity of the preferential interest rate benefit will apply for up to six (6) months after the conclusion of the 2023 FERIA DE VIVIENDA. The applicable libranza rate will correspond to the rate in effect at the time of disbursement.
In the case of self-management mobile housing via “Vivienda Móvil”, where assistance from an advisor is not required in the process, users who obtain financial approval must register their guarantee with the Ciencuadras credit office through the commercial advisors, who must include the strategy code provided by Banco Davivienda.

The following services and benefits are offered directly by SERVICIOS BOLIVAR through its brand CIENCUADRAS:
- Property Listing for Individuals:
This benefit offered directly by CIENCUADRAS consists of listing a property for free using the service called "Plan Diamante" (Diamond Plan for a duration of 90 days) on the website www.ciencuadras.com. Terms and conditions of FERIA DE VIVIENDA: The benefit applies to all transactions carried out at https://www.ciencuadras.com/publicar plan diamante. The benefit will be automatically reflected in the shopping cart upon making the purchase. To verify the service conditions, you can consult them on the website www.ciencuadras.com.
- Online Property Appraisal:
This benefit offered directly by CIENCUADRAS consists of obtaining a fifteen percent (15%) discount on the value of the Online Appraisal service, which can be acquired on the website www.ciencuadras.com. It applies to all transactions carried out at https://www.ciencuadras.com/avaluos-en-linea/. To access the benefit, the participants must fill out the form that will appear on the link mentioned above, indicating the details of the property for which the appraisal will be conducted. At the time of making the purchase, enter the promotional code "FERIA" to apply the benefit. To verify the service conditions, you can consult them on the website www.ciencuadras.com.
- Free Property Appraisal by requesting mortgage loans with Banco Davivienda:
This benefit offered by CIENCUADRAS for Banco Davivienda consists of providing, at no cost, the property appraisal service for properties that qualify to serve as collateral for Banco Davivienda's loans mortgage “Crédito Hipotecario” and “Leasing Habitacional”. Banco Davivienda will be solely responsible for assigning the property appraisals for properties that qualify for the offering of their products, and they may assign the appraisal process to third parties other than CIENCUADRAS. The benefit only applies in cases where CIENCUADRAS conducts the appraisal as assigned by Banco Davivienda. It applies to reservations made on the listings of properties identified with the "FERIA DE VIVIENDA" badge in the "Remates" and "Compra nuevo" virtual stores on the website www.ciencuadras.com, between August 10 and September 8, 2023. The commercial advisor from Banco Davivienda will be the one to enter the promotional code during the process of obtaining the products.
- Free Title Search:
This benefit offered directly by CIENCUADRAS consists of providing, at no cost, the title search service for a property, for reservations made on the listings of CIENCUADRAS own properties, which can be found on the website www.ciencuadras.com. These properties will be identified with the following codes: 183150-2397245, 183150-2216806, 183150-2215681, 183150-2215665, 183150-2361060, 183150-2475489, 183150-2474133, 183150-2556884, 183150-2397078, 183150-2729728. It only applies to reservations made between August 10 and August 13, 2023.
- Discount on Pre-owned Properties Acquisition:
This benefit offered directly by CIENCUADRAS consists of applying a discount of up to fifty million Colombian pesos ($50,000,000) for participants who submit a purchase offer for properties marked with the discount on the website www.ciencuadras.com. This benefit will apply until September 31st, 2023.
- Services for participants abroad interested in investing in Colombia:
This benefit offered directly by CIENCUADRAS is aimed at participants residing abroad who wish to invest in properties located in Colombia. It includes: 1) CIENCUADRAS, through an agent or broker, will provide personalized assistance in the search for a property located in Colombia. When the participants residing abroad shows interest in a specific property, the agent will schedule a virtual on-site tour to showcase the property. The virtual on-site tour involves a remote visit where the agent connects with the participant via video call, showing them the property in real-time, answering questions, and providing guidance on next steps, whether it's making an offer or looking for a different property. This applies just to CIENCUADRAS-owned properties and properties under CIENCUADRAS brokerage contract; otherwise, the contact information of the owner will be provided for direct communication. 2) CIENCUADRAS will provide support to the participants residing abroad who want to obtain a loan with Banco Davivienda in Colombia to finance a property of interest. CIENCUADRAS will provide information on the requirements for applying for a loan with Banco Davivienda. If the user is a Colombian resident abroad, they can directly simulate their repayment capacity to estimate the loan amount. Additionally, CIENCUADRAS will connect the participant with a Broker and/or an advisor from Banco Davivienda for specialized guidance. To apply for the loan with Banco Davivienda, participants residing abroad must do so through a broker or authorized commercial agent appointed by Banco Davivienda in their city and/or country of residence. CIENCUADRAS will provide the necessary information to connect the user with the broker. 3) CIENCUADRAS will send a quarterly personalized real estate report by sectors and cities in Colombia throughout the remainder of 2023 to participants who enter the Feria de Vivienda landing page, provide their information, and express their interest in receiving the report. 4) CIENCUADRAS will offer free advice to participants residing abroad regarding managing their property from a distance.
- Services for participants abroad interested in selling a property in Colombia:
This benefit offered directly by CIENCUADRAS is aimed at participants residing abroad interested in selling in properties located in Colombia. It includes: 1) CIENCUADRAS will take 360-degree photos and videos of the property and upload them directly to the portal www.ciencuadras.com. 2) CIENCUADRAS will offer a free consultation with a trusted attorney to evaluate the legal status of the property and present solutions in case of pending legal matters. 3) CIENCUADRAS will assign a trusted agent to assist throughout the entire process, from listing the property to handing it over to the buyer.
To ensure the promises: 1) The user interested must sign a brokerage contract with CIENCUADRAS. 2) CIENCUADRAS will manage the sale of a property in Colombia for a commission of 3% of the property's value plus IVA, payable in Colombian pesos. 3) Once the user signs a brokerage contract, Ciencuadras will provide 360-degree photography, video recording, and manage the property's listing on www.ciencuadras.com until it's sold.
- Services for participants abroad interested in renting out their property located in Colombia:
This benefit offered directly by CIENCUADRAS is aimed at participants abroad interested in renting out their property located in Colombia while residing abroad, the benefits include: 1) A CIENCUADRAS agent will provide personalized and free advice on the rental process and regulations in Colombia. 2) If the user wishes to formalize a lease agreement, CIENCUADRAS will provide contact information for a trusted real estate agency to handle the request from abroad. In assigning a trusted partner for rental offers, CIENCUADRAS will connect the user with a suitable real estate agency based on their needs and among those that have a direct partnership with CIENCUADRAS. For participants interested in purchasing, Ciencuadras will accompany them through the process from search to property handover. This applies only to properties owned by CIENCUADRAS or under CIENCUADRAS brokerage contract. Otherwise, CIENCUADRAS can assist only up to the point of finding a property, as further steps would involve direct communication with the property owner. If the participant wishes to apply for a loan with Banco Davivienda in Colombia, they must do so through one of the authorized brokers abroad, and the purchase process can be completed with CIENCUADRAS.

- The amount of data allowance depends on the plan chosen and determines the browsing speed received by the customer on the cable modem, which may be reduced when using WiFi functionality based on the environment where the modem is installed and the distance.
